In spite of all the doom and gloom reports regarding real estate, sales in our area have remained brisk. Level one of the short sale foreclosures seem to have gone through as evidenced by the "cheap homes" are already under contract and pending. My estimate is you have about 24 hours to 4 days at best to get those properties under contract. The very best deals don't even get to the open market. Most people are signed up for VIP type email lists where your property description and criteria will be sent to you as it is listed in the local multiple listing service. (newspapers, mags etc...) aka the antiquated paper media.
